FAQs
Installing an undersized fan is the most common mistake, resulting in insufficient suction to keep radon levels below the EPA's recommended action level of 4 pCi/L. On the other end of the spectrum, an oversized fan can create excessive negative pressure beneath the foundation, potentially causing backdrafting of combustion appliances like furnaces, water heaters, or fireplaces. Backdrafting is a serious safety concern because it can draw combustion gases, including carbon monoxide, into the living space. Always verify system performance with a manometer and conduct a radon test after any fan replacement to confirm safe and effective operation.
Radon fans installed in unconditioned spaces like unheated garages or exteriors can be exposed to extreme cold, which can affect fan performance and longevity over time. While most quality fans are designed to operate in cold temperatures, condensation from the exhaust air can freeze inside the pipe in very cold climates, potentially blocking airflow or damaging the fan. In regions with harsh winters, it is advisable to use a fan model specifically rated for cold-weather operation and to ensure the exhaust pipe termination is positioned to prevent ice buildup. Insulating exposed sections of pipe can also help reduce condensation-related issues in cold climates.
Some minor vibration is normal with any mechanical fan, but excessive vibration transmitted throughout the pipe system is a sign that something needs to be addressed. Rubber vibration-isolation couplings should always be installed at the fan's inlet and outlet connections to absorb motor vibration before it reaches the PVC pipe. If these couplings are missing, cracked, or hardened with age, replacing them is an inexpensive fix that can dramatically reduce noise and vibration. Persistent vibration even after installing new couplings may indicate that the fan is not properly secured in its mounting position or that the fan itself has a motor imbalance issue.
A grinding noise coming from the radon fan is a strong indicator that the motor's internal bearings are failing and the fan is nearing the end of its useful life. Bearing failure is a common cause of radon fan death and typically worsens over time until the motor seizes completely. Continuing to run a fan with failing bearings can cause the motor to overheat and potentially create a fire hazard, so prompt replacement is strongly recommended.
